The document begins by reciting that in 1876 Matthew Kirkby aquired the residue of a 999-year lease on 3 houses in Pollard Street and Carruthers Street, Manchester. He then died in 1878 having appointed John Taylor as his executor and leaving this property to James Taylor in trust for his niece Elizabeth Hargreaves (later to become Elizabeth Done).

Elizabeth Done is now mortgaging the property to James Rome for £450.
