SUBJECT
This all revolves around the HILTON family, starting with Astley HILTON who died in 1891 and his wife RACHEL who died in 1894. Their children were JAMES, HANNAH and NANCY HILTON, and MARY NORRIS, who are parties to this indenture. There was also ANDREW HILTON who died in 1906 having appointed his wife EMILY HILTON as his sole executrix.

The document begins by telling us that in 1879 Astley Hilton acquired a 975 year lease on property in Whitefield, Lancashire, and that he later built 6 houses on it. These are numbered 41 43 45 47 49 and 51, in George Street, Whitefield.

James and Andrew had been appointed executors and trustees of Astley Hilton's will with instructions that, after Rachel's death, his property should be distributed equally between his children. In order to achieve this, one house is being given to each of James, Mary, Hannah, Nancy and Emily, and the sixth house is being sold to Hannah and Nancy jointly for £150.

The separate piece of paper gives permission from the Earl of Derby for these transactions, as is evidently required by covenants on the property.
