The document begins by reciting that in September 1926 Frederick Dixon and Harry Turner were granted a 999 year lease on six plots of land on the Failsworth Estate, Lancashire. The following day they mortgaged it to the Halifax Building Society for 2256 of which 1209 is still outstanding at the time of this indenture.

Dixon and Turner are now selling one of the plots, with dwellinghouse, to Herbert Pritchard for 525, of which 390 is paid to the Building Society, and the remainder to the vendors. The plot fronts onto an intended street called Kingston Road, Failsworth.
