The document begins by reciting an Indenture of April 1853 in which Thomas Barber mortgaged property in Poynings to James Ball for 100.

The mortgage is still owing but Thomas Barber has put the property up for public auction at the New Inn, Hurstpierpoint, where it was sold to Samuel Gumbrell for 270. This conveyance is to complete the sale, with 100 being paid direct to James Bull to discharge the mortgage.

The property consists of 4 freehold messuages in Poynings, Sussex.

Note that Charles Clark appears to act only as some sort of Trustee and plays very little real part.
