We are told that Amy Bowden is a sister and heir of Nicholas Lyon. Presumably, there is one other heir since James and Amy Bowden are mortgaging a half share in a long list of properties in Oldham and Rochdale, Lancashire. The mortgage is for £170.
The first item mentioned is "the South East part of the Capital Messuage or Mansion house called The Hall of Lees" which is occupied by Hester Lyon, Widow.
