The document is headed "Abstract of Title" of the Trustes of the Will of the late Thomas Masey Pearce to a parcel of land in the North Killingholme in the County of Lincoln".
It begins by summarising an Indenture of 1826 in which Benjamin Pearce bought the land from William Short. Benjamin Pearce died in 1859 leaving his property to his son Thomas Massey Pearce.
Thomas died in 1875 leaving his property to 3 trustees who were Mary Jane Pearce (his wife), Henry Bentley (his brother in law) and James Norton Dickons.
The property contained 18 acres and had been created out of the East Field of North Killingholme by an act of enclosure. It is bounded on the South by the Middlemere Road and on the West by the East Field Road.
