Lancelot Baxter gives a 9 year lease to Joseph Huthart on a farm at Aikbank, Parish of Wigston, Cumberland. The farm contains 40 acres and it is let at a rent of £75 per annum.
The lease contains a full page of conditions on running the farm in a 'husbandry like manner', for example, all hay is to be consumed by animals on the farm; no manure to be sold off the farm; no more than one 'white crop' to be taken in succession etc.
Note that this document has embossed revenue stamps and wax seals applied and appears to be signed by Lancelot Baxter. However, the exact date has not been filled in, which suggests that the contract may never have been completed.
