The document begins by reciting an agreement made by William Charles Lacey (deceased) of Bournemouth, Hampshire, that William Melhuish and Henry Pearce might buy property in Bournemouth and Christchurch for £1,375. In 1876 it seems that William Melhuish and Henry Pearce sold this 'option' on the property to Charles Robert Warren for £30.
William Charles Lacey died in 1877 having appointed Elizabeth (his wife) and Charles (his son) as executors.
Now Charles Warren is buying part of the property in the original 'option' and paying £687/10/0d to Elizabeth and Charles Lacey.
The plot of land he is buying is 66ft x 75ft bounded on the East by St Michael's Road and on the North by a road leading to Stony Cross. It is on the West Cliff at Bournemouth in the Tything of Holdenhurst in the Parish of Christchurch and includes a dwelling house now in the course of construction.
