Sir Ambrose Elton is granting a plot of land in Clevedon, Somerset to Vernon Royle. No money appears to change hands for the conveyance, but there is a perpetual rent of £3/5/-d per annum. The plot is in Beach Avenue, Clevedon, part of a close called Upper Strode. There is a "dwelling house recently erected by or at the cost of Vernon Royle.
The property came into the hands of Sir Ambrose Elton from the will of Sir Arthur Hallam Elton, but involved a Chancery Court ruling in the process.
A schedule contains a list of Deeds relating to this property from 1776 - 1860 and shows the Elton family to have been involved throughout.
