This document is entirely handwritten but appears to be a 'standard' contract with the greater part written by one person and blanks filled in later by another.
It is a mortgage contract on land at Fighting cocks in the township of Middleton St George, County of Durham. It totals 174 square yards and is on the East side of the highway from Fighting Cocks to Middleton. It contains one dwelling house with a shop and another dwelling house with workshop.
The name 'Dobbing' appears many times. It looks as though Anthony Dobbing the elder acquired the land in 1875, and (another?) Anthony Dobbing still occupies land on either side. There is mention of the will of a Sarah Jane Dobbing, and a Rachel Dobbing occupies one of the houses on this plot.
There is a memorandum on the back to say that the mortgage was paid off in 1918.
