The document is headed "Abstract of Title of James Barber Edwards to a piece of land containing 2 acres adjoining Southwood Road, Parish of St Lawrence" (which is on the Isle of Thanet near Kent). It consists solely of a abstract of an Indenture made in 1867.
In that Indenture, James Barber Edwards acquired the property for £1000. William Smith had been the previous owner but there had been a complicated history of a mortgage on the property made to a bank which had since been liquidated.
The document is not dated, but I have taken the watermark in the paper as an approximate date.
