|Poor. At some point in its history, a jar has stood on this document and liquid from it has perished a small area. The largest hole is 1.5 inches long. This only obliterates a few words and the document is otherwise very clear for its age.|

We are told that Mary Saunt is an infant of 11 years, the daughter of Rowland Saunt of Caverswall, Baker. William Wheildon and John Emery are trustees appointed for Mary Saunt.
John Lovatt is selling to William Wheildon and John Emery for £220 the capital messuage divided into 2 dwelling houses near the market cross in Cheadle with several houses, cellars and shops adjoining. Also the brewhouse and stable under the same, formerly called The Bakehouse.
(NB. I believe that the term 'capital messuage' usually indicates the home of the lord of the manor, but none of these people sound as though they fit that description.)
