The document begins by reciting the following :
1. Indenture of 1880 by which Jane Whittingham sells property ('A' below ) to Jane Cotton for £665
2. Indenture of 1880 by which Elizabeth Davies sells property ('B' below) to Jane Cotton for £300
3. Indenture of 1880 by which Jane Cotton borrows £600 from Rev. Arthur Hardy and Rev. John Seager on security of this property.
(We are told that transactions 1 - 3 were carried out by Jane Cotton acting for her mother Jane Cotton (the elder), wife of George Cotton of Tunstall).
4. The will of Jane Cotton (the elder, who died in 1883) left her property to her 7 children Henry, Ann, Mary and Jane Cotton, Louisa the wife of James Sherwin, Eliza the wife of Wilmot Burgess and Hannah the wife of Arthur Sherwin. Jane Cotton, Henry Cotton and James Sherwin are trustees and executors of the will.
This conveyance is now transferring the property from Jane Cotton to the three trustees jointly. The property consists of
A. Plot of land in Tunstall, in the parish of Wolstanton, Staffordshire on the South side of Bank Street with 4 houses, shop and bakehouse numbered 23, 25, 27, 29 and 31 Bank Street.
B. Plot of land in Tunstall on the South side of Bank Street with a dwelling house.
